Every checkout gets the same full clean

Laundry goes first because it takes the longest. We strip every bed and collect every used towel as soon as we walk in. The first load goes in the washer before anything else gets touched. Then each room gets cleaned from the top down. Ceiling fans run all summer in Oklahoma houses and collect a gray fuzz on the blades. They get dusted before the counters, and the floor always comes last. That order keeps loose dust off anything we already cleaned.

A guest decides what they think of the house in the first few minutes. They usually start in the bathroom. A hair in the tub or a streak on the mirror can end up in a review. That can happen even when the rest of the house is clean. So the bathroom gets the most time. We scrub the tub and shower walls and clean the toilet all the way down to the floor. The mirror gets wiped until it shows no streaks under the overhead light.

The steps that get skipped are the ones a guest finds. A load of towels left sitting wet in the washer for a few hours comes out smelling sour, and in an Oklahoma summer that happens fast. A sock under the bed or a phone charger left in the wall tells the next guest nobody looked. We move each load to the dryer as soon as it finishes. Before we lock up, we check under every bed and behind every door, and anything broken or left behind gets reported to you.

Sheets and towels take the most time

The washer and dryer set the pace for the whole visit. One queen set of sheets and the towels from one bathroom can fill a washer on their own. The dryer usually takes longer than the wash did. The easiest setup is two full sets of linens for every bed. One set goes on the bed clean while the other set washes and gets folded for next time. Nobody ends up waiting on a dryer while the next guest pulls into the driveway.

Oklahoma red dirt is hard on white towels. A guest comes in from a ballfield or a gravel road and wipes their shoes on a bath towel. That leaves an orange stain behind, and if the towel goes through a hot dryer untreated, the stain is there for good. We pull stained towels out before they go in the washer and treat the spots first. A towel that still will not come clean gets set aside for you to replace instead of folded back into the closet.

Making the bed is where we slow down. The fitted sheet goes on tight with the corners pulled under the mattress, and every pillow the last guest slept on gets a fresh case. Then we look over the sheets in good light before the blanket goes on top. One hair on a white pillowcase is enough to make a guest wonder whether the sheets were changed at all. It only takes a few seconds to catch, so we take the time on every bed.

Rental floors wear faster than home floors

Guests rarely take their shoes off at the door of a rental, and a new set of shoes comes through every few days. Red clay tracked in from the yard is gritty, and grit works like sandpaper on a floor finish. So we sweep or vacuum every hard floor before any water touches it. Mopping over grit only pushes it around and scratches the finish. It also leaves an orange film in the grout lines that gets harder to lift every time.

Older vinyl tile and linoleum are still common in the brick ranch houses around Shawnee, and those floors were made to carry wax. When the wax wears thin in the walkways, the floor turns dull and gray no matter how well it gets mopped. The fix is to strip the old wax off completely and rinse the floor. Once it dries, we put down fresh coats. Laying new wax over old dirty wax seals the dirt in, and the floor slowly turns yellow.

Not every hard floor should get wax. Laminate and most newer vinyl plank floors come with a finish from the factory. Wax on top of them turns cloudy and slick under a guest's socks. Those floors get a damp mop with no wax at all. Before we quote a strip and wax, we look at what each floor actually is. Then we tell you which rooms need new wax and which ones only need a good cleaning.

Oklahoma weather gets into empty rentals

An empty house still collects dirt between bookings. Oklahoma wind pushes fine dust through the gaps around older windows and doors, and it settles on sills and nightstands within a few days. Brick ranch houses with their original windows let in more than newer builds do. Older pier and beam houses in the older parts of Shawnee can let dust up through the floorboards as well. So a house that sat closed all week still gets dusted before a guest arrives.

Summer humidity is the other problem. When a rental sits closed up with the air conditioning set high, moisture builds in the bathrooms and the whole house starts to smell musty. Towels folded while they are still a little damp make it worse, because they sour on the shelf. We only fold towels that are completely dry, and we run the bathroom fans while we clean. The thermostat gets left wherever you tell us to leave it.

Heat also brings bugs inside. A bag of trash left in the kitchen or crumbs on a counter will draw ants in an Oklahoma summer, and it does not take long. Every bag goes out to the outside bin, and the fridge shelves get wiped wherever a guest left food behind. We also knock down webs in the corners and under the beds. A spider in the bathtub is a bad way for a guest to start a stay.

Your checkout times set our schedule

Most rentals check out in the morning and check in again that afternoon, which leaves a short window for a full clean. Tell us your checkout and check-in times when you book, and we plan the visit around them. A three bedroom brick house with two bathrooms needs more of that window than a one bathroom manufactured home on a country lot does. If the gap between guests is too tight to do the job right, we will tell you up front.

We work Monday to Saturday, 10:00 AM to 8:00 PM, and we are closed on Sunday. That matters most for weekend bookings. If a guest checks out Sunday morning and a new guest checks in Sunday afternoon, nobody is there to clean in between. Leave Sunday night open on your calendar instead. That way the next guest never walks in on the last guest's towels piled on the bathroom floor.

Before the first visit, tell us how we get in and where you keep the spare linens and guest supplies. Every rental has its own quirks, like a closet guests should not open or a washer door that needs a hard push to latch. Once we know those details, each clean goes the same way. You will not get a phone call in the middle of it asking where the toilet paper is kept.
